Minnesota 55323• Municipal Offices <br />On the North Shore of Lake Minnetonka <br />July 6, 1990 <br />David Nygren <br />Halek Development <br />6885 Boudin Street NE <br />Prior Lake, MN 55372 <br />RE; Proposed Construction, 2565 Dunwocdy Avenue <br />Dear Mr. Nygren: <br />The Building and Zoning Department is in receipt of your <br />application for a building permit, which was received by this <br />office on July 5, 1990. A review of the application finds the <br />following; <br />1. The 4' cantilever addition results in additional <br />hardcover on this picperty which already exceeds the allowed <br />hardcover limit of 25% in the 75-250' zone. A variance was <br />granted in 1984 for 29% hardcover in the 75-250' zone. That <br />4% variance was granted to allow for decks on the lake side <br />of the hou$e. Another variance must be obtained in order <br />for the current proposal to be approved. <br />2. The proposed additions/remodeling are located lakeward <br />of the defined average lakeshore setback line, where no <br />above grade encroachment is normally allowed, therefore an <br />average lakeshore setback variance is required. <br />Enclosed is a variance application form for your use should <br />you wish to proceed with a variance request. You would have to <br />provide hardcover calculations and the other required submittals <br />listed within that application, no later than noon on Friday, <br />July 27, 1990, in order to be scheduled for a public hearing <br />before the Planning Commission on August 20th.
