Date: December 9, 2024 Item: 15 <br />Presenter: Matt Karney, Planner <br />Section: Consent Agenda <br /> <br />Title: LA24-000058, 975 Wildhurst Trail, Variances - Resolution 7544 <br /> <br /> <br />1.Purpose: <br />The applicant requests 75-foot lake setback and average lakeshore setback variances for a new <br />two-level deck/porch addition, and new hardcover within 75 feet of the OHWL. <br />2.MN§15.99 Application Deadline: <br />The application was made on October 23, 2024 and deemed complete on November 5, 2024. <br />Following the 60-day review period this application expires on January 4, 2025. <br />3.Background: <br />The applicant proposes a two-level deck/porch addition that includes extension of an existing <br />Juliet-style deck over a newly enclosed lower deck area, within 75’ of the Ordinary High Water <br />Level. Stairs are proposed from the upper level to the yard, but a portion of the deck that wraps <br />around the house on the north side will be removed, lowering the hardcover of the deck by <br />approximately 18 square feet. Due to the property’s location as a peninsula lot, all improvements <br />on this lot will be impacted by the Average Lakeshore Setback set by the adjacent home sites. <br />4.Planning Commission Vote and Comment: <br />On November 18, 2024, the Planning Commission held a public hearing and discussed the <br />requested variances. Following the public hearing, the Commission voted 5-0 to recommend <br />approval of the variances as applied.
