Minncaota 55323 • Municipal OfTicea <br />On the North Shore of Lake Minnetonka <br />October 21, 1982 <br />Mr. James Van Valkenburg <br />Thomsen, Nybeck, Johnson, Bouquet, & Van Valkenburg <br />Suite 102 <br />7250 France Avenue South <br />Edina, MN 55435 <br />Re: Ski Tonka letter 10-13-82 <br />Dear Mr. Van Valkenburg: <br />This morning I received your letter dated 10-13-82 regarding <br />the Primus property formerly known as Ski Tonka. <br />The City has over the last 4-5 years had several informal <br />inquiries concerning subdivision of the "Ski Tonka" property. <br />We had not had any formal application made. <br />The City staff has in the case of each such inquiry informed <br />the parties that any new subdivision must account for all <br />commonly-owned properties. The minimum lot size is 5 acres <br />per dwelling in that zone. New subdivisions will not be <br />approved that create or except-out new lots of less than <br />5 acres. <br />The property at 4520 Bayside Road (Gove?) has never been legally <br />subdivided from the single large 40 acre parcel, P.I.D. <br />31-118-23 34 0001. Division of the large parcel must therefore <br />Include 5 acres for this residence. <br />The property at 4740 Bayside Road (Dunn) is a separate tax <br />parcel, but. oS you note was owned in common by Primus. There <br />is also some question as to the location of the septic system <br />drainfield for this house as it may in fact be on the larger <br />Primus property. Any subdivision application for the larger <br />parcel must address this common ownership situation as well <br />as the practical drainfield problems. <br />I hope the above answers your questions.
