We recently
received a brochure mailed by Sheldon Good and Company, 333 W. Wacker Drive, Suite 400,
Chicago, Illinois 60606, describing a real estate auction of the "Pillsbury Estate" on December 9,
2009. We would like to state a concern and objection about certain contents in the brochure.
As background, Bracketts Point Road consists of nine property owners. Bracketts Point Rd is
the single access for all nine property owners to and from County Road 15. Where Bracketts
Point joins with County Road 15, the house numbers begin with 1200 and increasing as the road
heads south towards the end of the point ending with the house number 1500. The Pillsbury
Estate, currently owned by Mr. and Mrs. James Jundt, is located at 1400 Bracketts Point Rd.
We, as the owners of 1480 Bracketts Point Rd, are south of Mr. and Mrs. Jundt's property.
In this brochure, there is a picture of the property, the Pillsbury Estate, depicting five individual
site locations (attached copy for reference). As part of the picture, there is a new road drawn
down the middle of the Pillsbury Estate which ends at the south end of the property. The
picture does not indicate where or how the road continues on for the property owners beyond
1400 Bracketts Point Rd, mainly 1450, 1480 and 1500 Bracketts Point Rd. There is currently no
road beyond the end of the road depicted on the picture. In fact, beyond the depicted road to
the south is a newly refurbished tennis court and brand new water garden privately owned and
maintained by 1450, 1480 and 1500 Bracketts Point Rd.
We are not engineers, however it appears to us that a road created as proposed in the picture
would destroy the tennis court and possibly the water garden both laying south of the depicted
road. We would like to place our notice of objection to a new road that would alter the tennis
court, the jointly owned property or the current road as it is now situated allowing access for
1450, 1480 and 1500 Bracketts Point Road.
We find it disingenuous and misleading, to say the least, that Sheldon Good and Company
would make a representation that the Pillsbury Estate, to quote the language in the brochure,
"can be purchased in its entirety, or as separate waterfront sites." Then present a picture
depicting the five site locations, when there has been no discussion, notice, or approval in any
