Engelhardt Associates, Inc. <br />1107 Har.eltine Blvd., Suite 480 <br />Chaska, MN 55318 <br />Dear Bill: <br />In consideration of Ben Wopat's letter (Corps of Engineers) <br />received by this office July 26, 1990, the City must ask for the <br />following amendments of the preliminary plat application: <br />1. Per Item c of that letter, define 1 acre wetland within <br />Lot 4 and Lot 5, Block 1. This wetland area is also <br />designated within City's wetlands maps. (See enclosure.) <br />Applicant may wish to make soil borings to confirm actual <br />limits of Glenco soil as dry buildable envelope is severly <br />impacted by the placement of the wetland within Lot 4. Note <br />house pad must be located 26' from the edge of newly defined <br />wetland. If filling of this wetland is proposed, a separate <br />conditional use permit will be required. <br />2. Per Item d, wetland within the Orono portion of the <br />subdivision must be redefined at the 934' elevation. <br />3. Provide amended dry buildable area calculations for <br />each of the six lots within the City of Orono based on the <br />newly defined 934' wetland elevation. In reviewing the <br />sketch included with Mr. Wopat's letter, it would appear Lot <br />8 will not meet the required 1/2 acre of dry contiguous land <br />area. <br />It may be beneficial to your client that we meet to discuss the <br />scheduling of the application before the Planning Commission at <br />their upcoming August 20th meeting.
