Current and future owner of Lot 1 is hereby advised that <br />hardcover within the 75-250' setback area is at a maximum <br />allowed level at 25%. Any additional improvements to this <br />property resulting in increases in hardcover must be <br />approved by the City of Orono and may result in equal or <br />greater removal of existing hardcover. <br />4. Riparian/dock rights. The current owner of Lot 3 is <br />hereby advised that present dock location will have to be <br />altered next season to meet the required setback from final <br />approved lot lines. The future dock to serve newly created <br />•riparian Lot 2 shall meet the pertinent LMCD standards that <br />determine the allowed boat density units at the dock based <br />on 75-85' of lineal footage of shoreline. Applicant is <br />further advised that in consideration of the marsh-like <br />lands adjacent to the potential dock site^ that no structure <br />or improvements may be placed or installed above the 929.4 <br />elevation without appropriate variance approvals from the <br />City. <br />5. City Assessor to determine fair market value of 1 acre <br />of land in order to assist the Park Commission in <br />determining Park Fee for newly created lot 2. <br />FINAL PLAT SUBMITTALS <br />The following list of final''Submittals must be submitted to <br />the Zoning Administrator two; weeks prior to the regularly <br />scheduled Council meeting on the second and fourth Mondays of the <br />month. The subdivider is hereby advised that a preliminary <br />approval will expire one year from the date of Council's approval <br />of the preliminary plat (September 10» 1991). <br />A. RECORD PLAT drawings in the form of two (2) mylar copies <br />and one (1) copy reduced to 1"=200'. Drawing to include: <br />a) Lot lines platted per preliminary survey by Peter <br />J.
