The storm sewer system is adequate for a <br />one year return frequency storm. The water ponded on the Jentilucci property <br />would have to reach an elevation of 953.8 before overflowing to the ve«r.. The <br />existing conditions could result in some property damage from a storm with a <br />return frequency of 1 year or greater. <br />We would recommend that some minor grading be completed on the French Creek <br />property to eliminate the potential for damage. We have shown the proposed <br />grading on the attached plan and profile. There would be approximately 150 <br />cubic yards of material that would be removed to provide an overflow drainage <br />swale. <br />The grading would not eliminate all ponding on the Hilbelink and Jentilucci <br />property, the ponding however would be for short duration (less than i hour) <br />and be below the elevation of the Jentilucci parking area (952.0). <br />The grading work could be completed under a city contract or the developer <br />could do the work.
