Kelly <br />After-The-Fact Zoiiing Variance <br />Zoning Filing Number: 1473 <br />Our File Number: 9244 <br />Dear Ms. Mabusth: <br />Enclosed you will find a revised plan in connection with the <br />above-refeL.anced matter. In connection with this plan, Ms. Kelly <br />will do the following: <br />! ; <br />1. The portion of the existing deck identified in hatch <br />marks will be removed in its entirety and rebuilt in the area whep <br />indicated on the plan, so it will generally not encroach over the <br />average lakeshore setback line. <br />2. The only encroachment over the average lakeshore setback <br />line will be a small portion of the deck extending a maximum of two <br />to three feet over the setback line, and then tapering back to the <br />setback line over a distance of approximately ten feet. It is for <br />this one minor encroachment that Ms 'elly requests a variance. <br />3. The revised deck will contain 1,040 square feat, the <br />exact same square footage as the existing deck. <br />4. In connection with this revised plan, Ms. Ke\ly will <br />remove approximately 90 square feet of rock bed. This will reduce <br />her proposed hardcover in the 75 to 250 foot zone from 5952.9 <br />square feet to 5862.9 square feet, resulting in a reduction in tne <br />hardcover percentage in this zone from 47.1% to 46.36%.
