The applicant is proposing to increase the size of his <br />house, by expanding existing bedrooms and adding a bathroom. <br />The existing septic system is functioning adequately, although it <br />is substandard in design and location. The attached excerpt from the <br />Stubbs Bay study indicates that the expansion will encroach into the <br />only available "future potential drainfield expansion area", and that <br />expansion area is so limited that, even if the room expansions did not <br />occur, it is questionable whether the drainfield could be suitably <br />upgraded in the area available. <br />Should the proposed house addition be allowed? <br />Discussion <br />In the past, the City has on a number of occasions reviewed <br />similar situ.atxons to this one, and in general has endeavored to limit <br />the development of <br />capabilities. <br />rural site based the site's septic <br />This 1 acre lot is extremely limited because of steep slopes and <br />intermittent creeks on three sides. The lot is unique and attractive, <br />but has significant septic concerns not found on many other similarly <br />sized lots. <br />The area available for replacement of the existing septic system <br />as shown on Exhibit E, is probably not sufficient to accomplish <br />anything more than an interim repair should the existing system fail. <br />Encroachment of that area with room additions would merely mean that <br />such an interim repair would be pushed further southward downhill.
