PIDs 06-117-23-24-0002 and 06-117-23- <br />23-0021), Preliminary Plat: Idyllvale Shores (Melanie Curtis) <br /> <br /> <br />1.Purpose: <br />This application contemplates preliminary plat approval to create five, 2+ acre buildable lots and <br />new private roads. The existing properties are within the LR-1A and RR-1B districts. <br />2.MN§15.99 Application Deadline: <br />The application was received on October 23rd, and considered to be substantially complete on <br />November 6, 2024. Therefore the 120 day subdivision application review timing will expire on <br />March 6, 2025. <br />3.Background: <br />The applicant, on behalf of the property owners, requests approval to create a 5-lot subdivision <br />from their 25+ acre, wooded property north of North Arm Lane. They have prepared a preliminary <br />plat showing the lot configuration which includes private roads for review and comment. <br />4.Public Comment: <br />At the time of publication, comments from 6 neighbors have been received. Staff anticipates <br />additional forthcoming comments and, if received, those comments will be forwarded to the <br />planning commission or provided at the time of the public hearing. <br />5.Staff Recommendation: <br />Staff recommends the application be tabled. <br />6.Planning Commission Action Requested: <br />The Commission review the application and accept any additional public testimony at the public <br />hearing.
