Land Use Application – Variance Request <br />975 Wildhurst Trail <br />Orono, MN 55364 <br />We are requesting a variance to replace our existing non-conforming lower deck with a <br />newer, safer structure and extend our upper deck to the same depth as the lower deck. The <br />existing lower deck encroaches on the lakefront setback, but we do not intend to further <br />encroach on the setback or expand the overall footprint beyond what currently exists. <br />The upper deck, as it stands, is too small to be functional. Extending it to match the depth <br />of the lower deck will create a more usable and enjoyable outdoor space. Additionally, we <br />propose adding a staircase from the upper deck to the yard, providing more accessible <br />outdoor living space. This staircase will occupy approximately 80 square feet; however, we <br />plan to reduce the size of the lower deck by more than this amount, ensuring that the <br />overall structure’s footprint remains smaller than it currently is. <br />Exhibit C <br />Cover Letter <br />75
