W. <br />Orono, Mn. 55391 <br />To: Mayor Grabek, City Council Members and Planning Commission Members. <br />Relative to my letter of ll/?0/89 to the city,I wo’jld like to list <br />some pertinent facts concerning the overall hardcover and safety of the <br />off street parking as to the proposed variance aoplication. <br />#1, Proposed is a concrete patio in the 0-75* zone at the same size and <br />location of an existing deck which was removed for construction access. <br />A.Approval had been eiven by the city for a deck in the 0-75* zone <br />in* 1976. <br />B.An existing deck as of 1937 was shoxm on the variance application <br />and building permit issued in 1983. <br />C.The intent of Mr. IdcCourtney was to retain the existing deck at <br />that size and location. <br />D.The propxjsed patio will be 3* further from the lake and behd.nd the <br />"nearest corner to the lake line" of the adjacent homes. <br />2.Proposed is a Hardcover increase necessary to provide adequate <br />driveway and turn-around/ off streeet parking for safety reasons. <br />A.Lot has a disproportionate amount of area in the 0-75* zone <br />due to it's shape resulting in lower hardcover for the 75-250* <br />zone.Area Totals- 0-75* zone = 16350 SF. <br />75-250' zone = 16665 SF. <br />Total lot = 33015 SF. <br />*■■■■.-? <br />B.Lot size was approved by the City which is less than half the current <br />standard. This severely limits Hardcover allowable. <br />C.If Right of Way Hardcover is included, the proposed Hardcover is <br />533 SF. less than the existing Hardcover. <br />D.There is adequate filteration of run-off due to the fact that half <br />the Hardcover run-off is towar*d the street and the large 0-75*zone <br />is almost all grass and vegetation. <br />E.The proposed driveway and turn-around/off-street parking will <br />create a much safer situation. The current off-street parking <br />would be on the gravel shoulder which is dangerous due to high <br />traffic speeds and the narrow 18* paved roadway.
