July 17, 1990
Curtis Palmer
2710 Casco Point Road
Wayzata, MN 55391
CITY of ORONO.
Poet Office Boa 66•Crystal Bay, Minnesota 55TL3•Municipal OQr,r
On the North Shore of Lake Minnetonka
RE: Properties on t:avarre Lane/Hillside Place
Dear Mr. Palmer:
Public Works Director John Gerhardson recently sent yc,,) a letter
regarding the City's position on upgrading of Hillside Place in
relation to the development of Lots 44-47, "Wallace's Addition to
Minnetonka Beach". I believe you also have a letter dated July
26, 1988 addressed to Del Wasser of Chestnut Realty. This letter
is to update specific points of that 1908 letter.
Lots 44-47 total approximately 0.98 acres in area, located in the
LR -1C zone, requiring 0.5 acre area and 100' width for a
buildable lot. The Zoning Code allows utilization of an existinc*
lot for single family detached dwelling purposes if the area and
width of the lot are within 803 of the zoning district
requirements.
Lct 44 on its own contains more than 908 of 1/2 acre, but does
not -meet 808 of the 100' required lot width. By adding Lots 44
and 45 together, *he widt: requirement is met, but this leaves
the combination of Lots 46 and 47 less than the required 0.5 a--.
area.
Based or the above, it --r{ger to get two buildineI sites from Lots
44-41. i.t would appeE,; that a lot line rearrancement would be
requl.r+a,•' b-tween Lots :4 and 45, or lot widt,hi inea variances
4puld ,e nE-essary depending #-: which lots becocr:e -combinod.
:r. the original letter to Walser, I indicateKI that tie second
bt:i'.ding site from these two lots is unlikeiy beca4:se of the
pr^iaet s t.eec to expand the ri5iht-of-way of :iia aide Ptr_ce. Mr.
Ge.r•ar`$scu's letter will allow a shared dr: ^way .r ~hin the
eZ_.rtJ.)-q right-of-way of Hillside Place to s••-ve _ to two
resj.deeu=.es, as long as the two e.cisting driveways 20 * hx scum of
Lot 47 are remoxed.
Si11LDI G t Zll/rt'u. 41-73r • ADvjNwnW-,ON 41, FINANCF. - 473-733/ •' K ELIC WORKS I ': 7Ja.
lSIMNG FLS. • 4:J."10
