All of the fundamental goals presented within <br />the LMCD Plan are shared by the City of Wayzata in the interest <br />of the lake's protection and the shoreland properties surrounding <br />it. <br />A detailed review of the policies, programs, and regulations of <br />the LMCD Plan has been conducted with emphasis given to the <br />Plan's application to Wayzata. Once again, the majority of the <br />provisions within the Plan were found to be consistent with <br />current City plans and regulations. <br />There were found, however, to be certain elements of the LMCD <br />Plan that may present significant problems for Wayzata. These <br />concerns primarily revolve around regulating multiple family ana <br />commercial development or redevelopment within the Shoreland <br />Zoning District. The LMCD Plan fails to recognize and provide <br />practical regulations for the Central Business District and <br />surrounding urban core of Wayzata. A summary of the.concerns <br />with the LMCD Plan are provided below; <br />o Maximum allowed density for multiple family and residential <br />planned unit developments is 2.9 - 4.8 units per acre. <br />o Commercial uses not in need of <br />riparian parcels must maintain double the required OHWL <br />setback of 50 feet and be substantially screened from view <br />of the lake by either topography or vegetation. <br />4601 Excelsior Blvd.*Suite 410 ‘Minneapolis.
