In <br />general, the kitchen and dining room expansions are <br />decreased, the additional half bath is eliminated, and the <br />decks are less extensive. The garage is reduced from 24' x <br />24' to 20' X 22*. The master bedroom addition on the west <br />end has not changed. <br />The net result is that existing house/breezeway/garage <br />structure (1700 s.f.) increases to 2369 s.f. rather than the <br />2639 s.f. originally proposed. <br />Similarily, the size of the proposed deck areas has <br />decreased substantially. As discussed at the last meeting, <br />the applicant is not proposing to remove the areas of rock <br />and plastic since those areas function to protect his house <br />from run-off while providing a relatively attractive ground <br />cover where vegetation probably would not thrive. <br />The revised hardcover percentages are as follows: <br />75-250' <br />Existing <br />5787s.f. <br />(54.8%) <br />1st Plan <br />5384 s.f. <br />(51.0%) <br />Revised <br />Plan <br />5255 s.f. <br />(49.7%) <br />Allowed <br />2641 s.f. <br />(25.0%) <br />The current plan results in a net hardcover decrease of 5% <br />from the existing situatecn.
