The proposed grade level concrete patio is considered a <br />non-encroachment in the front yard, and does not need to <br />meet the normal 35* setback for the LR-IB Zone. The <br />applicants indicate that there will be no structure above <br />the concrete slab. No railing is proposed. <br />3. The proposed slab is above an area of existing rock and <br />plastic hardcover and existing sidewalk, hence the porch <br />slab will not increase hardcover on the property, although <br />it is a change in nature of hardcover on the property.
