Two doors in the <br />same elevation, with two large concrete stairways provide the public <br />face for the home. The design solution is a aJdition within the <br />existing footprint of the building providi single entry that will <br />serve both family and guests. The addition .'ovides for much~needed <br />foyer space and entry closet storage. The primary entry area is <br />approximately 24 inches lower than the existing main floor to lessen <br />the massive concrete stairway while maintaining the existing roof <br />Some sidewalk revision will be made to accommodate the new <br />entry. Unnecessary pavers and concrete will be removed yielding as <br />much green area as is possible. <br />This request is for an increase in the hard cover allowance in the <br />*75' - 250' zone. Although the addition has about 320 sq. ft. of floor <br />space and 100 sq. ft. of concrete step, existing hard cover in the <br />area of the addition and proposed sidewalk revisions yield a net <br />increase of hard cover in the amount of approximately 105 sq. ft. <br />Based upon surve^ data, this would increase the hard cov^r in the zone <br />from the existing 8328 sq. ft. (38.07%) to 8457 sq. ft. (38.55%). <br />We would further '^equest that this matter be considered at the <br />earliest possible date by both the Planning Commission and the City <br />Council. Contracts and Specifications were drawn and work was <br />proposed to begin on or about April 1, 1990 without the knowledge that <br />this process needed to be worked through. Several special older items <br />are in process and will need to be warehoused at some expense as this <br />process unfolds. Timely consideration and action that would grant a <br />start date one or two weeks earlier would be a great help.
