RESOLUTION OF THE CITY COUNCIL <br />No. 7520 <br />CITY OF ORONO <br />HENNEPIN COUNTY, MINNESOTA <br />RESOLUTION VACATING EASEMENTS WITHIN <br />CRADDOCK LEDSTROM ESTATES <br />AND PLAT OF ROCKY KNOLL <br />WHEREAS, Aspect Design Build, L.L.C. (the "Developer"), is the fee owner of the <br />following parcels located at 3465 and 3515 — 6th Avenue North in the City of Orono, County of <br />Hennepin, State of Minnesota (collectively, the "Property"), which are legally described as set <br />forth on Exhibit A: <br />• 3465 6th Avenue North (PID 29-118-23-43-0011); <br />• 3515 6th Avenue North (PID 29-118-2343-0002); <br />• Lot 2, Block 1, Craddock Ledstrom Estates (PID 29-118-23-44-0004); <br />• Outlot C, Craddock Ledstrom Estates (PID 29-118-2344-0006); and <br />• That Part of Craddock Ledstrom Estates, Outlot A embraced within the Plat of Rocky Knoll <br />(PID 29-118-23-43-0013); and <br />WHEREAS, on July 8, 2024, the City Council of the City of Orono adopted Resolution No. <br />Iry approving the Preliminary Plat for Honey Hill on Lake Classen, which includes the Property, <br />subject to certain Findings of Fact and other conditions of approval to be completed by the <br />Developer prior to City Council approval of the Final Plat for Honey Hill on Lake Classen; and <br />WHEREAS, the Property is currently subject to various easements as were dedicated in <br />the prior plats of Craddock Ledstrom Estates and Rocky Knoll (collectively, the "Existing Public <br />Easements"), which Existing Public Easements are depicted on Exhibit B and must be vacated <br />prior to City Council approval of the Final Plat for Honey Hill on Lake Classen; and <br />WHEREAS, Exhibit A and Exhibit B that are attached to this Resolution No. 7520 are <br />true and correct and are incorporated into and made part of this Resolution; and <br />WHEREAS, pursuant to Minnesota Statutes § 412.851 and the Orono City Code, on <br />September 9, 2024, the Planning Commission of the City of Orono conducted a public hearing <br />preceded by two (2) weeks published and posted notice, and mailed notice to the abutting <br />property owners, to consider the vacation of the Existing Public Easements; and <br />1 <br />
