They <br />are planning to remove the existing home and build new. <br />The existing home is a walk-out rambler that encroaches <br />12 feet into the 75-foot lake setback. The property is <br />shallow; after consideration for the sanitary sewer <br />easement on the street side and 75-foot setback on the <br />lake side, the remaining buildable area is approximately <br />110 feet x 30 feet (3,150 s.f.) with the narrowest portion <br />measuring approximately 19 feet. The applicant is <br />proposing to construct a two-story home, utilizing <br />the majority of the existing home’s footprint. <br /> <br />The 2nd story of the proposed home (shown in green in <br />the rendering to the right) will create a mass expansion <br />upward from the existing home (in blue) on the lake side. <br />On the street side, what appears to be an encroachment <br />is a permitted roof overhang as the footprint will meet the rear and side setback. <br /> <br />A lake setback variance has been requested to allow the new, expanded home to be situated 68.4 feet from the <br />lake (and the proposed deck 61.4 feet from the lake) where 75 feet is required; the existing one-story home is <br />62.9 feet from the lake. The lakeside porch on the existing home has been replaced with a deck on the <br />proposed. Also requested is a variance to permit 871 square feet of hardcover in the 75-foot setback where no <br />hardcover is permitted. This is a reduction of 346 square feet as 1,217 square feet of hardcover currently exists <br />within the 75-foot setback. Lot width and lot area variances are also necessary due to the nonconforming size <br />of the lot. <br /> <br />Currently, as submitted the proposed hardcover calculations reflect 25.3% overall hardcover exceeding the 25% <br />maximum for the entire site. This overage does not appear to be intended. The applicant should submit revised <br />calculations. <br /> <br />Application Summary: The applicant is requesting lake setback and hardcover variances in conjunction with <br />the construction of a new single-family home on the property. Because setback and hardcover variances are <br />requested for the nonconforming-sized property, the lot area and width variances must also be included. <br />Staff Recommendation: Planning Department Staff recommends approval with conditions. <br />58
