<br />Sec. 78-1406. Additional yard provisions.
<br />Required yards in the districts specified shall be subject to the following additional requirements:
<br />(1) Through lots. Through lots in any district shall have a required front yard on each street.
<br />(2) B and I districts: adjacent lots. In the B and I districts, for lots that are non-conforming with respect to
<br />area, the minimum front yard setback for the principal building shall be equal to the average depth of
<br />the existing front yards on the adjacent non-residential lots on each side of the non-conforming lot
<br />fronting on the same street. However, the depth of such front yard shall not be less than ten feet.

<br />DIVISION 5. OFF-STREET PARKING AND LOADING 2
<br />Subdivision I. In General
<br />Sec. 78-1491. Generally.
<br />(a) Purpose of off-street parking and loading requirements. Regulation of off-street parking and loading spaces in
<br />this division is to alleviate or prevent congestion of the public right-of-way and so to promote the safety and
<br />general welfare of the public by establishing minimum requirements for off-street parking, loading and
<br />unloading from motor vehicles in accordance with the utilization of various parcels of land and structures. All
<br />applications for an occupancy certificate in all districts shall be accompanied by a site plan drawn to scale
<br />and dimensioned indicating the location of off-street parking and loading spaces in compliance with
<br />requirements of this division.
<br />(b) Application of parking rules in all districts. In addition to the regulations and requirements set forth
<br />elsewhere in this chapter, the provisions of this division regarding off-street parking shall apply to the
<br />required and nonrequired off-street parking facilities in all use districts.
<br />(c) Parking requirements waived for buildings under construction on September 14, 1967. Structures or uses for
<br />which a building permit has been issued prior to September 14, 1967, but for which work has not been
<br />completed shall be exempt from the parking requirements of this division if the structure is started within six
<br />months after September 16, 1967, and continues to completion.
