Does the commission find the proposed use matches the “Inside storage and warehousing” <br />permitted use for the industrial district? <br />2. How will the applicant address any community events, gatherings or guests on the site? <br />3. The applicant has submitted elevation plans for the proposed Garage/Condos. Does the <br />commission find the long façade along Old Crystal Bay Road acceptable? <br />4. The commission should request additional testimony regarding the business model of the <br />development including: <br />a. Hours of operation <br />b. Security (fencing, lighting and/or gates) <br />5. Will there be any signage for the garage condo development? <br />6. A vehicle circulation /maneuverability plan should be submitted to show how any interior <br />parking, or emergency services can access the site. <br />Planning Staff Recommendation <br />Staff recommend denial of the application as applied. The proposed development does not fit <br />within the “Inside storage or warehousing” permitted use classification for the Industrial district. <br />Staff would support a text amendment to the City Code to list garage condos as a conditional use <br />defined so as to include developments like that proposed by the applicant. The conditional use <br />permit for such garage condos would address parking, the availability for living/dwelling in the <br />units and community events, along with other relevant standards. <br />149
