The subdivider to execute private covenants for the <br />shared cost of maintenance and upkeep of private road. The <br />subdivider may wish to use the standard forms used by the <br />City for inclusion in the private covenants. In addition, <br />the City will expect private covenants to address <br />maintenance and protection of drainageways and retention <br />areas by private property owners. Upon preliminary approval <br />of the plat, subdivider is to draft appropriate private <br />covenants to be submitted to the City prior to the City <br />granting approval of the final plat. <br />5. The subdivider must resolve the boundary dispute at the <br />northeast corner of the property prior to final plat <br />approval by the City. Subdivider shall advise the City as <br />to the resolve of tnis matter. <br />6. The City encourages the subdivider to create an outlet <br />to the east of 3060 Fox Street noted as the exception on the <br />preliminary plat to serve as area for future septic <br />expansion. <br />7. All final grading, drainage and road plans must be <br />approved by the Minnehaha Creek Watershed District and the <br />City Engineer before construction can begin. The subdivider <br />shall execute a developer's agreement that shall include all <br />required improvements not completed by the filing of the <br />final plat. The subdivider shall also provide a Letter of <br />Credit to be written to the amount of 150% of the cost of <br />all outstanding improvements to ensure their completion. <br />The subdivider is hereby advised that building permits shall <br />not be issued upon final plat approval until gravel road <br />base has been approved by the City Engineer and required <br />drainage ponds and controls have been installed and approved <br />by the City Engineer. •• <br />FINAL PLAT SUBMITTALS <br />The following list of final submittaxs must be rubmitted to <br />the Zoning Administrator two weeks prior to the regularly <br />scheduled Council meeting on the second and fourth Mondays of the <br />month : <br />A. RECOPD PLAT drawings in the form of two (2) mylar copies <br />and one (1) copy reduced to 1"=200'. Drawing to include: <br />a) Lot lines platted per preliminary survey by Mark S. <br />Gronberg of Coffin & Gronberg, Inc. dated May 6, 1989, <br />revised August 4, 1989. <br />Page 3 of 5
