i <br />D, 389 Leaf Street - This 1 acre lot is also in the <br />second tier east cf Leaf Street and contains an existing <br />trench drainfield system built probably in 1940. There <br />have been no apparent problems with the system. The <br />Lester loam soils mapped suggest the possibility of a <br />trench replacement system, however, slopes of 6 to 12* <br />on the lot would make a mound system questionable if <br />soil conditions ultimately dictate a mound would be <br />needed. <br />E. 400 Leaf Street - This property is 0,83 acres, and <br />the existing trench drainfield system, installed <br />apparently in the 1960*s, has exhibited no problems to <br />date. The wet soils mapped on this lot would require a <br />mound system, and one or two replacement sites might be <br />feasible in the northwest quadrant of the property. <br />Recommendation <br />1. If the City extends a pipe around the Bayside/Leaf Street <br />corner to serve the Thomas Meyer residence (a 1.77 acre, good <br />replacement capability" lot at 345 Leaf Street), then the <br />properties at 340, 360 and 400 should also be served. <br />2. This would provide the possibility to serve 370 and 398 Leaf <br />by installing an additional 200 foot pipe eastward on an easement <br />between 360 and 400 Leaf. <br />3. Doing item 1 would possibly provide capability to extend north <br />of the Luce Line to pick up 2 additional houses west cf Leaf <br />Street, 1 on Ridgewood Circle, and perhaps 4 on Cygnet, all by <br />gravity flow. While I would not recommend expanding the sewer <br />project to incude properties north of the Luce Line at this time, <br />there would be a capability for future connection. <br />2. Oxford Road Proparties. <br />This area contains 10 developed 2 acre building sites, of which 6 <br />are lakeshore lots. 4 of the 10 lots abut Bayside Road, and <br />might conceivably abut the sewer if it was constructed on the <br />south side of Bayside Road. <br />All of the systems in question have been constructed since 1978 <br />and generally meet current code requirements. One of 10 systems <br />has exhibited past problems, that being the trench drainfield <br />system at 495 Oxford Road. There was no discharge during the <br />last inspection in 1988, but this relatively large system <br />apparently subject to occasional excess water use. <br />In each case alternate drainfield sites were designated at tjje <br />time of subdivision and for the most part appear to still be <br />available if needed. It is possible however, that landscaping <br />and site grading on some lots may have resulted in encroachments <br />or damage to some sites. This has not been evaluated. <br />i
