The applicants are proposing to contruct a room addition to <br />expand their existing dining room area. The area of <br />expansion is totally within the 0-75' setback zone, but <br />would continue the existing south and east walls of the <br />house (see Exhibit E). <br />2. The addition will be approximately 58' from the shoreline. <br />The closest point on the existing house is 56* from the <br />shoreline. There currently is a deck on the lakeshore side <br />of the house that extends as close as 42' from the <br />shoreline. Note that the proposed addition will not <br />encroach past the average lakeshore setback line. <br />3. Although this addition will be over existing deck area and <br />will not inciease the hardcover percentage on the property, <br />the existing hardcover on the property is excessive, being <br />26.78% in the 0-75' zone, and 58.04% in the 75-250'. <br />There are significant areas of rock with plastic that could <br />conceivably be removed in order to reduce hardcover in both <br />the 0-75' and 75-250' zones. In the 0-75' zone, <br />approximately 250 s.f. could be removed, a reduction to 22% <br />in the 0-75'. <br />In the 75-250' zone, 733 s.f. of plastic exists and could <br />likely be removed- to decrease hardcover to 3,492 s.f. or <br />48%. <br />,r 1 ►t.;
