f : <br />( • <br />1. Hardcover in the 0-75' zone shall be reduced from the <br />existing 26.78% to a level of 22.5% by removal of at least <br />231 square feet of rock/plastic landscaped area, and this <br />area shall revert to grass. Hardcover in the 75-250' <br />lakeshore setback zone shall not increase above the existing <br />58.04% level. The site plan and hardcover calculation basis <br />for this condition is attached as Exhibit A to this <br />resolution. <br />2. The applicants are advised that no future hardcover <br />increases on the property will be approved, and any future <br />proposal to Increase hardcover on the property might be <br />approved only in conjunction with concurrent removals of <br />pre-existing hardcover on the property, resulting in either <br />a net decrease or no net Increase in hardcover on the <br />property. <br />3. Since the current proposal is for a 1 story addition at <br />this corner of the house, any future proposal to place a <br />second story above that addition will require a new variance <br />application. <br />4. Authorities granted by this resolution run with the <br />property not with the applicants, but are permissive only <br />and must be exercised by application for a building permit <br />within one year of the date of Council approval, or this <br />variance will expire on that date (October 23, 1990). <br />5. Violation of or non-compliance with any of the terms and <br />conditions of this variance shall constitute a vl%;'a^.ion of <br />the zoning code, shall automatically terminate any authority <br />granted herein, and shall be punishable as a misdemeanor. <br />6. The undersigned applicants have read, understood and <br />hereby agree to the terms of this resolution and on behalf <br />of themselves, their heirs, successors and assigns, hereby <br />agree to the recording of this resolution in the chain of <br />title of the property. <br />Page 3 of 5
