MN 55401 <br />Subject:\585 South Brown Road <br />Attachment : Application for Preliminary Subidvision <br />Dear Mr. Watson, <br />Thank you very much for your letter dated January 7, 1988 <br />regarding the above listed property. As indicated in your letter <br />the property encompasses a total of 8 acres, of which <br />approximately 2.7 acres is considered dry buildable land with the <br />balance being wetlands. The property is located in the City's <br />RR**1B district which has a 2-acre dry buildable minimum area <br />requirement. You have previously discussed this property with <br />Hike Gaffron and been apprised of some of the property's <br />limitations. <br />The request stated in your January 7th letter outlines a <br />desire to subdivide the property into two lots. This wciild <br />result in two lots each of which would consist of approximately <br />1.4 acres of dry buildable lands. This is substantially less <br />than the two acre standard the City has had since the current <br />zoning was adopted in 1975. In addition, a limitation of the <br />property would be the 75 foot septic system set-back requirements <br />from the wetlands, together with septic-to-well setbacks which <br />would severely limit building envelopes on the property. In <br />light of the code and past Council actions since 1975, which <br />have consistently denied any new subdivisions proposing lots <br />below two acres in unsewered areas, the staff, absent a <br />substantial demonstration of hardship for the property, would <br />most likely recommend against approval. <br />Should you however, decide to proceed with seeking <br />subdivision of the property it is recommended that you make <br />formal application for such a subdivision on the attached forms. <br />BUILMNUa ZONING - 473-7357 <br />ASSESSING <br />ADMINISTRATION R FINANCE - 473-7358 PUBLIC WORKS - 473-7359
