This application was reviewed as Zoning File 11-3521. <br /> 2. The property is located in the LR-1C One Family Lakeshore Residential Zoning <br /> District which requires a minimum lot area of 0.5 acres and a minimum lot width <br /> of 100'. <br /> 3. The Planning Commission reviewed this application at a public hearing held on <br /> August 15, 2011 and recommended approval of the variances. <br /> 4. The City Council reviewed the application at the September 12, 2011 meeting and <br /> tabled the application to allow the Applicant to refine or revise their request. <br /> � <br /> 5. The City Council reviewed the application at their October 10, 2011 meeting and <br /> reviewed the request in light of the following findings: <br /> a. The property contains 25,800 square feet in area and has 95�-feet in width. <br /> b. The Applicant's request will not alter the essential character of the <br /> neighborhood. <br /> c. Based on feedback from the adjacent property owner and the Council, the <br /> Applicant removed the new, la.keside deck from the proposal which was to be <br /> located ahead of the average lakeshore setback line. <br /> d. The Applicant's proposed dormers will not adversely impact views of the lake <br /> currently enjoyed by the adjacent properties. <br /> e. A practical difficulty exists due to the Property's position along a curved <br /> shoreline and its relationship to the location of the adjacent homes. <br /> � <br /> Page2of5 <br />
