�o� <br /> �-- o 0 <br /> CITY of ORONO <br /> � � <br /> ti <br /> ��L �Gti' RESOLUTION OF THE CITY COUNCIL <br /> `�x'EsHog No. 6 0 8 � <br /> NOW, THEREFORE BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File 11-3525. <br /> 2. The Property is located in the LR-1B One Family Lakeshore Residential Zoning <br /> District which requires a minimum lot area of 1.0 acres and a minimum lot width <br /> of 140'. <br /> 3. The Planning Commission reviewed this application at a public hearing held on <br /> September 19, 2011 and recommended approval of lot width, lot area, rear street <br /> setback and 75' to 250' zone hardcover variances based on the following findings: <br /> ( a. The Property contains 11,490 square feet (0.26 acre) in area and has 50 feet in <br /> width at the OHWL and 50 feet in width at the 75-foot lake setback. <br /> b. Sanitary sewer is available. <br /> c. There is no additional land available to bring the lot area into conformity. <br /> d. The Applicants' proposal results in an overall total reduction in hardcover <br /> from the current level of 828 square feet. <br /> e. The location of the Property along Tonkawa Road/CSAH 135 requires a <br /> driveway turnaround be provided on site. <br /> f. The topography of the Property creates a practical difficulty for locating a <br /> detached garage without the necessity to import additional fill material to the <br /> Property. <br /> g. The Applicants' request will alleviate a practical difficulty inherent to the <br /> Property and not created by the Applicants. <br /> h. The Applicants' request will not alter the essential character of the <br /> neighborhood and will result in minimal negative impact on adjacent <br /> properties. <br /> �._ <br /> Page 2 of 5 . <br />
