Lot lines platted per preliminary survey by Loucks Associates, undated <br /> and attached hereto as Exhibit A. <br /> B. Dedication of "drainage and utility easements" 10' along west south and <br /> east boundaries of the property and 5' along all internal lot lines and <br /> along the north boundary. <br /> C. Designation and dedication on the plat drawings of drainage and utility <br /> easements over all proposed sewer, water, and storm sewer lines and <br /> facilities subject to review and approval by the Public Works <br /> Department and City Engineer. <br /> D. Naming of plat. <br /> 2. Legal documents required: <br /> A. Title opinion addressed to the City. All owners, mortgage holders or <br /> others with property interest indicated therein shall sign the plat and all <br /> other documents affected by such interest. <br /> B. The applicant must provide certified copies of all recorded easements <br /> currently affecting the property. <br /> C. Signed and executed Road Easement to be granted over all driveways <br /> on the site which may in the future be used public roadway, legal <br /> description to be provided by the developer subject to approval by the <br /> Public Services Director. <br /> D. Signed and executed Temporary Road Construction Easement over the <br /> easterly 15 feet of Lot 2 in favor of Mn/DOT in relation to future <br /> reconstruction of the Brown Road/U.S. 12 intersection. <br /> E.
