\\ESHOR�/ <br />1 y l►i 11VILM <br />CITY OF ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 6 5 7 8 <br />1. This application was reviewed as Zoning File 415-3737. <br />2. The parcel at 1150 Homestead Trail (the "north parcel") contains 4.20 acres in total area <br />including platted Hennepin County Road 201 right-of-way and currently contains a single <br />family residence. <br />3. The parcel at 3020 Sixth Avenue North (the "south parcel") contains 0.75 acres in total <br />area including platted right-of-way for Hennepin County Road 201 and C.S.A.H. 6, and <br />currently is vacant. The residence structure on this parcel was removed in 1997. , <br />4. The properties are or will be served by private wells and on-site sewage treatment <br />systems. <br />5. This application contemplates a lot line rearrangement to relocate the common boundary <br />between the two properties further north. The application also contemplates recognition <br />of the County Road right-of-ways, as well as the creation of perimeter drainage and <br />utility easements. The result is that the north parcel decreases in area to 2.20 acres <br />excluding platted Hennepin County Road 201 right-of-way, and the south parcel <br />increases in area to 2.47 acres excluding platted right-of-way for Hennepin County Road <br />201 and C.S.A.H. 6. The existing residence structure will henceforth be located within <br />the new boundaries of the south parcel. <br />6. Each revised parcel contains suitable primary and alternate sites for individual sewage <br />treatment systems. <br />7. The lot line rearrangement will result in both parcels being conforming to the RR -1B <br />Rural Residential Zoning District with regards to lot area and lot width. <br />8. Because this is a lot line rearrangement which results in no additional lots, no park fee or <br />stormwater trunk fee will be required. <br />Page 2 of 3 <br />
