Gaffron, Asst Planning S Zoning Administrator <br />Date:January 3, 1989 <br />Subject: Hardcover Review - #1473 Jacquelynn Kelly# 2056 <br />Shadywood Road <br />As you requested, I have reviewed the survey and hardcover <br />calculations provided by the applicant and would make the <br />following comments: <br />1. I did not visit the site but did carefully review the <br />survey, which is quite detailed as to locations of various <br />hardcover items. <br />2. In the 0-75’ zone, actual square footage of deck is <br />approximately 16 square feet. The applicant also apparently <br />included the area of shoreline rip rap as hardcover, which <br />we ordinarily would not consider as hardcover. Therefore, <br />the hardcover in the 0-75' zone is apparently 16 square feet <br />or 0.23%. <br />3. In the 75-250', applicant's calculations show 59.76%. <br />My calculations come up with 60.9%. This includes a portion <br />of rock landscape bed across the northerly lot line. <br />Approximately 1/4 of the 75-250' hardcover is in rock bed <br />areas. Also, the bituminous driveway area is extensive, <br />comprising about 1/3 of the hardcover on the property. <br />4. The 250-500' zone is relatively small, and contains <br />about 65% hardcover. This includes driveway pavement, rock <br />beds, and a small storage shed. I included 149 s.f. of <br />rockbed in the right-of-way, in my calculations. <br />i.C. C.Z. SS*/= /A,
