The proposal meets all other zoning <br />requirements including the 75-foot setback. The proposed deck is over an existing patio and therefore <br />there is no increase in hardcover. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the property’s location on an inlet as a <br />practical difficulty. The location of the neighboring homes in relation to the existing home prohibits the <br />expansion of the home due to the average lakeshore setback. The proposed deck is the minimum size to <br />accommodate the needs of the family and does not impact neighboring views of the lake. <br /> <br />Planning Staff Practical Difficulty Analysis: Staff agrees with the applicant’s assessment. The average <br />lakeshore setback line bisects the home on the subject property. Any expansion of the lakeside deck <br />would require a variance. The proposed deck does not increase hardcover as it is over an existing patio. All <br />other zoning requirements are met.
