The lot is 100' in width. Adjacent and nearby lots in the <br />neighborhoo<^also 100* in width. <br />2. A lot width variance was granted in 1976 to allow the <br />current house to be constructed. The existing house <br />replaced a previous cabin on the same property. <br />3. The proposed residence meets all required setbacks. <br />Proposed hardcover in the 75-250' zone will be approximately <br />18.5%, and in the 250-500' zone will be 19.3%, meeting all <br />hardcover requirements. <br />4. Applicants will be requested as part of the building permit <br />review process to provide a more detailed grading plan along <br />the south side of the proposed house, to protect the <br />neighboring Gasch house, which is only 2' from the lot line. <br />Discussion - <br />Except for lot width, which the applicant has no ability to <br />rectify, the proposed residence meets all other pertinent zoning <br />code requirements. <br />Staff RecooBendation - <br />Staff recommends approval of the lot width variance, based <br />on the findings that no additional land is available, that a <br />house has existed on this lot previously, that most other lots in <br />the immediate neighborhood are similar in width, and that all <br />other zoning requirements are being met. (Note: this <br />application is scheduled for review by the Council at their <br />January 22nd meeting.)
