� o� <br /> O s� O CITY of ORONO <br /> ,�_,; <br /> � ` �' �'. � RESOLUTION OF THE CITY COUNCIL <br /> �'� ;� :: G�ti No. 6 1 1 2 <br /> ��kESH�4� <br /> NOW, THEREFORE BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File 12-3541. <br /> 2. The Property is located in the LR-1C One Family Lakeshore Residential Zoning <br /> District which requires a minimum lot area of 0.5 acres and a minimum lot width <br /> of 100'. <br /> 3. The Planning Commission reviewed this application at a public hearing held on <br /> January 17, 2012 and recommended approval of variances based on the following <br /> findings: <br /> a. The Property contains 14,211 square feet (0.32 acre) in axea and has 95 feet in <br /> width at the OHWL and 75 feet in width at the 75-foot lake setback. <br /> b. The Property currently exists as two separate addresses (3508 and 3510 Ivy <br /> Place) and two separate PIDs which should be combined prior to issuance of a <br /> building permit for a new home. <br /> c. Sanitary sewer is available. <br /> d. There is no additional land available to bring the lot area into conformity. <br /> e. The Applicants' proposal results in an overall total reduction in hardcover <br /> from the current levels by 384 s.f. within the 0-75' zone; by 1,128 square feet <br /> within the 75' — 250' zone on the property and 2,209 s.f. of hardcover <br /> encroachments within the ROW. <br /> f. The Applicants' plan includes restoration of the adjacent Ivy Lane ROW and a <br /> planting plan to screen and delineate the ROW from the Property. <br /> g. There are "old growth" trees on the Property which offer screening from the <br /> adjacent property and should be protected. <br /> Page 2 of 6 <br />
