Date: August 12, 2024 Item: 10 <br />Presenter: Natalie Nye, Planner <br />Section: Consent Agenda <br /> <br />Title: #LA24-000034, 2285 and 2305 Bayview Place, Variances, Resolution 7497 <br /> <br /> <br />1.Purpose: <br />The applicant is requesting variances for lot area, lot width, and front yard setback to support an <br />administrative lot line rearrangement between 2285 and 2305 Bayview Place. <br />2.MN§15.99 Application Deadline: <br />The application was received on June 13, 2024 and deemed complete on July 1, 2024. The 60-Day <br />timeline for review expires on August 30, 2024. <br />3.Background: <br />The applicant owns the properties located at 2285 and 2305 Bayview Place. Both properties are <br />substandard for the LR-1C zoning district. 2305 Bayview Place contains a single-family home, <br />while 2285 Bayside Place is vacant. The applicant is proposing a lot line adjustment between the <br />two properties to improve the shape of the lots and therefore create more usable building <br />envelopes. The lot line adjustment is an administrative application, however, due to the lots being <br />substandard in size and width, variances are required. The applicant is seeking lot size and width <br />variances for both 2285 and 2305 Bayside Place, as well as a front yard setback variance for 2305 <br />Bayview Place due to the location of the existing home. No additional variances are requested for <br />2285 Bayview Place, once the vacant lot is built upon, it will need to conform to all required <br />setbacks. <br />4.Planning Commission Vote and Comment: <br />The Planning Commission held a public hearing on July 15, 2024 and reviewed the application. <br />The Planning Commission noted some of the setbacks would improve once the lot line adjustment <br />is completed. The Planning Commission moved to approved the variance application as applied <br />with a vote of 6 to 0.
