r <br />Or«g and Dana Kellenberger <br />105 Orono Orchard Road <br />Long Lake, MN 55356 <br />TO: <br />City of Orono Planning Commission <br />RE <br />Application #1691 - The City of Long Lake s comprehensive land use application for <br />13 lot residential subdivision of the properly located at 130 Orono Orchard Road <br />Members of the Planning Commission <br />We are wrriting this letter in lieu of attending the meeting scheduled for October 21 st <br />we will be out of town on that date After reviewing the plans on site with <br />Jeanne Mabuath and David Squire on October 15.1991 . and then again at the Orono <br />City offices on October 17.1991 ; we would like to make the following comments: <br />1) Overall aHe plan: <br />We are happy to see that the three most important features of the site • <br />the portd the stand of mature spruce, and the large hill - are being <br />preserved. These features give the site its unique character and should <br />therefore be saved and accentuated. <br />2) Road alignment: <br />In general, it makes sense to follow the existing gravel road because it <br />helps preserve the features mentioned above. That alignment gives <br />good access to the land to the north of the railroad tracks and minimizes <br />construction in the sensitive areas of the site, however; the intersection <br />with Orono Orchard Road is less than desirable <br />The plan shows this proposed intersection in a direct line of sight with our <br />house. That means that the headlights of any cars traveling out of this <br />neighborhood at night will shine directly into the windows of our living <br />and family rooms. This proposed intersection also duplicates the one <br />immediolely to the south. A better solution would be to curve the proposed <br />road to the south from the edge of the pond and align it to intersect with <br />Orono Oaks Road. This would provide a better entrance to the proiect (by <br />creating a view toward the porvJ as you drive in) arxl eliminate an additions <br />entry onto Orono Orchard Road <br />-------------
