r-V <br />ir <br />Zoning File *1687 <br />November S, 1991 <br />Page 4 <br />Additional Cowenta and Planning ConBission Recoaaendation <br />Upon a site inspection of the property# the Planning Commission <br />unanimously concur that there should be no removals of the gravel <br />drive area within the 0-75' setback area nor within the 75-250* <br />setback area. Any removal will restrict the ability to turn around on <br />the property and would result in increased potential of accidents. <br />One of the members noted this is one of the most hazardous sections of <br />road in the City. This property is the most exposed to any potential <br />hasard on the roadway. <br />Xn rt.jponse to staff's recommendation that the proposed structure <br />be moved 5* to the north to allow for a backout ability# Mr. Bilger <br />advised that backout aprons should not have been shown as he will <br />continue to use the existing gravel drive surface for backing out on <br />the property. This will reduce 80 s.f. of hardcover proposed within <br />the 75-250* setback area. The applicant explained that he did not <br />wish to move the gravel further north on the property because of the <br />higher elevations and the additional costs and Impact on the existing <br />elevation. <br />The applicant also advises that he proposes the removal of the <br />existing garage and storage building to the north side of the property <br />at 319.5 s.f. or 3.8% hardcover. Final hardcover within the 75-250* <br />setback area is proposed as follows: <br />Existing - 4#165.7 s.f. or 49.7% <br />Proposed “ 4#817.2 s.f. or 57.48% <br />Hardcover increase * 651.5 s.f. or 7.8% <br />The Planning Commission also approved after-the-fact variance <br />portion of the application that would allow a 6*x32* section of deck <br />on west side of the house based on the severely sloping topography and <br />the special needs of Mrs. Bilger. Mrs. Bilger sustained injuries when <br />a car crashed into the rear of their home. The approval resolution <br />has been drafted per the Planning Commission*s unanimous <br />recomsiendation. Hardcover within the 0-75* setback area will remain <br />at 576 s.f. or 6.49%# hardcover within the 75-250* setback area is <br />proposed at 4#817.2 s.f. or 57.48%. <br />ii <br />5k! .r* -
