Drainage plan to be fcrW-ciwed per <br />recommendation of City Engineer.^ ^ _ <br />(If driveway onlyr with no requirement to move <br />existing driveway): <br />a.Outlot A to remain in ownership of developer <br />(owner of Lot 3). <br />b. Access easement shall be granted over Outlot A in <br />favor of Lots 1 and 2. <br />c.Developer shall execute covenants to define <br />rosi^ msibility for'lWlimcof driveway, and to define <br />future financial obligation at such time that the <br />driveway is upgraded to private or public road <br />status . <br />d.Condition of approval is stipulated that any <br />future development of the property that creates <br />additional residential lots including use of <br />Outlot A for access will trigger upgrade of Outlot <br />A to current road standards. <br />e.Developer to grant City an underlying road and <br />utility easement over Outlot A. <br />If required to do road now, with requirement to <br />relocate existing driveway to Outlot A: <br />a. <br />b. <br />Standard developers agreement required. <br />Outlot A to be shared ownership of homeowners* <br />association, standard covenants required. <br />c.Developer to grant standard underlying road and <br />utility easement over Outlot A; shall be written <br />to not preclude future connection to adjacent <br />properties.
