In denying the rezoning, the Planning <br />Commission failed to address many of the Issues raised in the staff <br />memo. We know that the layout of the residential pads or lots will be <br />the same whether we classify the subdivision as a conventional plat at <br />1 acre density or a PRD at 2 acre densities. <br />In our most recent phone conversation, I advised that we would publish <br />for a public hearing for a conditional use permit for a FRD format of <br />development at 2 acre per current densities. In that conversation I <br />advised that if the rezoning application was tabled prior to staff <br />preparing a memo and denial resolution, staff would credit the $250 of <br />the rezoning application against the new conditional use permit for a <br />PRD. The fee for the PRD application with subdivision is $390 (13 x <br />30). The original $35/unit was quoted if a PRD was not accompanied <br />with a subdivision application. You have informed me that you must <br />first make contact with your client to determine how they wish to <br />proceed with this matter. In any event, staff will call for a public <br />hearing for the PRD conditional use permit and you will be billed <br />accordingly upon your client's final decision. The rezoning phase of <br />the application would be presented to the Council at their November <br />12, 1991 meeting rather than the October 28th meeting as stated by the <br />Planning Commission Chair at their meeting. Denial applications can <br />never be scheduled for an immediate meeting but must *ollow the normal <br />review process to allow for time for the preparation of the minutes, <br />staff memo and denial resolution. <br />telephone - 473-7357 • FAX • 473-0510
