Provision to the City of a titie opinion for the Property and certified copies of all recorded <br /> easements currently affecting the Property. <br /> 7. Payment of Park Dedication Fee in the amount of$16,650. <br /> 8. Payment of Storm Water and Drainage Trunk Fee in the amount of $40,588.80. <br /> 9. Execution of a development agreement and provision of securities for the required <br /> improvements subject to City attorney approval. <br /> NOW, THEREFORE, BE IT RESOLVED that based on the findings of Resolution <br /> No. 6180, the City Council of the City of Orono does hereby approve the four-lot plat of PINE <br /> VIEW, Hennepin County, Minnesota (a copy of which is attached as Exhibit A) subject to the <br /> following conditions: <br /> 1. The Final Plat approval granted by this Resolution shall expire six months from the <br /> approval date (April 14, 2014). <br /> 2. Development within PINE VIEW is subject to the Conclusions, Orders and Conditions <br /> enumerated within Preliminary Plat Resolution No. 6180. <br /> 3. The approvals granted in this Resolution shall become effective only when all conditions <br /> of approval requiring actions by the Owner have been satisfied. <br /> 4. The Final Plat shall adhere to the Vegetation Management Plan by Svoboda Ecological <br /> Resources dated September 18, 2012. <br /> 5. The Final Plat shall adhere to the Conservation Design Master Plan as presented in Item 4 <br /> beginning on Page 2 of the Conservation Design Report by Svoboda Ecological <br /> Resources dated September 18, 2012 except that the Planning Commission's <br /> recommendation for the existing driveway and tree stand shall be implemented as follows: <br /> The existing trees within the area of the wheel-strip driveway should be preserved and <br /> leave most of the wheel strip driveway as-is. The Owner shall remove the driveway curb <br /> cut at CSAH 6 and at the outlet of the driveway to the north and restore the ditch area. <br /> Trees or shrubs shall be planted in the area of the driveway opening to close the opening. <br /> 6. The City Clerk shall release the plat documents for filing only upon certification by the City <br /> Attorney, Planning & Zoning Coordinator and City Engineer that all requirements of the <br /> platting regulations have been satisfied. <br /> Page 2 of 3 <br />
