As we mentioned in our
meetingf we have entered into an agreement with Tim ana Beth
Trafi' to purchase th-sir home at 8603 North Shore Drive. We
are scheduled to close the sals on October 1, 1991 and would
like to start construction of our home in early November.
As you know, the Traffs were intending to build a new home
on this property themselves. In anticipation of that* they
applied for side setback, lot area and lot width variances
in March 1991. On May 13, 1991 the Council granted
"varaiances to Municipal Zoning Code Section 10.S3,
Subdivision 6 <B) to allow construction of a now residence
on a lot 110' in width where S«)<)'in width is normally
required* being 1.01 acres in area where a 3.0 acre lot area
is naroaily required, and allowing a Sa.S' east side lot
line setback where a 30* side setback is normally raouired.
subject to" several conditions.
Ue have engaged our own architect to design a home to meet
our particular family needs. As the home is slightly
different than that which was previously submitted to the
Council for variance approvals, we are taking the initiative
and asking for the Council’s continued support. Enclosed
please find from our architect a site plan, floorplan,
elevation, survey and hard cover calculation.
As in the previous request, we are not looking for a hard
gQvmr variance. The enclosed hard cover calculation show* we
ere within all limitations.
lar design not dn-lv moves the proposed structure
) from the previous average setback
hut eovee the maes of the_buUdine more towards the
center of the two a dlaeent aroBerjties. This should provillB
additional aroteetion of the Mitchell's lak eviews* and aoaln
leete minimum Cltv reeuirements.
tt should be noted 'that the two proposed encroachments ovei^
the usual 30* side setbacks are only one^tory structuree *
and are within the previously approved Sa.5* east side lot
line setback variance*
Me are excited about our project and are particularly
delighted about the proepects of living in Orono.
