No yard or other open <br />space shall be reduced in area or dimensions so as to make such <br />yard or other open space less than the minimum required by the <br />Zoning Chapter and if the existing yard or other open space as <br />existing is less than the minimum required, it shall not be further <br />reduced. <br />B. Application to Only One Dwelling or Group. No <br />required yard or other open space allocated to a building or <br />dwelling group shall be used to satisfy yard, other open spaces, or <br />minimum lot area requirements for any other building or dwelling <br />group. <br />C. Lot coverage. In all zoning districts, for all <br />lots of 0-1.99 acre in total area, the total combined footprint <br />areas of all principal and accessory structures shall not exceed <br />15% of the lot area. The following shall be included in <br />calculation of lot coverage by structures: <br />1. All roofed structures which extend more <br />than 6’ above grade level. <br />2. Tennis courts, patios, decks, and all <br />similar "open ” structures when partially or fully enclosed by <br />fences, railings or walla which extend more than 6' above grade <br />level (if any portion of such structures extends more than 6* above <br />grade level, the entire structure shall count toward lot coverage). <br />3. Pools, including pool basin and associated <br />deck or patio areas, regardless of whether such pool basin, deck, <br />or patio IS enclosed with a fence. <br />S 10.03 <br />Oo “‘.quVre VeVt <br />residence snd garage structures. <br />D.
