No neighboring structures will be <br />adversely affected by continuing this encroachment <br />with c new addition. <br />B.variance to allow 16.5% lot coverage where 15% <br />is normally allowed is justified due to the narrow <br />configuration of the lot and a lot area of only <br />0.38 acre in this 1.0 acre zoning district. <br />C.The Planning Commission finds no justification for <br />granting an increase in hardcover on the Property, <br />but finds that the distance from the lake of the <br />proposed improvements helps to justify allowing <br />the existino 66.2% hardcover percentage to <br />continue. The' narrow configuration of the lot and <br />the relatively small lot size are hardships which <br />justify granting of the proposed variances. The <br />fact that there is no existing hardcover in the 0- <br />75* or 75-250* zones is further justification for <br />allowing excess hardcover in the 250-500* zone. <br />The City Council has considered this application <br />including the findings and recommendations of the <br />Planning Commission, reports by City staff, comments by <br />the applicant and the effect of the variances on the <br />health, safety and welfare of the community. <br />The City Council finds that the conditions existing on <br />this property are peculiar to it and do not ^PP^^ <br />generally to other property in this zoning district? <br />that granting the variance would not adversely affect <br />traffic conditions, light, air nor pose a fire hazard <br />or other danger to neighboring property; would not <br />merely serve as a convenience to the applicant, but is <br />necessary to alleviate a demonstrable hardship or <br />difficulty; is necessary to preserve a substantial <br />property right of the applicant? and would be in <br />keeping with the spirit and intent of the Zoning Code <br />and Comprehensive Flan of the city. <br />Page 2 of 6 <br />> *kL‘« .ft.. .
