The 60- <br />Day timeline for review expires on August 23, 2024. <br />3.Background: <br />The applicant is requesting side and rear yard setback variances in order to construct a new deck. <br />The subject property is substandard in size and width. The lot is 0.29 acres when the LR-1A <br />District requires a minimum of 2 acres. The lot is approximately 105 feet in width when 200 feet <br />in width is the minimum. The proposed deck is attached to the home and therefore must abide by <br />the principal structure setbacks of 50 feet from the rear property line and 30 feet from the side <br />property line. The existing home on the property is nonconforming and approximately 42 feet from <br />the rear property line. The construction of any rear deck would require a variance.
