(35%) <br />max permitted <br /> <br />Applicable Regulations: <br />Lot Area and Lot Width Variances (Section 78-350) <br />The LR-1C Zoning District requires a minimum lot size of 0.5 acres and a minimum lot width of 100 feet. <br />The applicant is requesting an administrative lot line adjustment; however, the subject properties are <br />substandard for the LR-1C District and will continue to be substandard after the proposed lot line <br />rearrangement. <br /> <br />2305 Bayview Place is currently 0.26 acres and proposed to be 0.29 acres after the lot line rearrangement. <br />The lot width of 2305 Bayview Place is currently conforming at 115 feet; however, the lot line <br />rearrangement would change the front from Bayview Place to Navarre Lane and thus creating a narrower <br />lot width of 88 feet. <br /> <br />2285 Bayview Place is currently 0.24 acres and will be 0.21 acres after the lot line rearrangement. The lot <br />width for 2285 Bayview Place is 30 feet currently and proposed to be 87 feet. Variances for lot area and lot <br />width are required for both 2305 and 2285 Bayview Place in order to move forward with the <br />administrative lot line adjustment. <br /> <br />Front Yard Setback Variance (Section 78-350) – 2305 Bayview Place <br />2305 Bayside Place is currently improved with a single-family home. The lot’s current configuration fronts <br />on Bayview Place, due to that being the shorter of the two street frontages. The current configuration is <br />nonconforming to both the front yard (Bayview Place) and the corner side yard. The proposed lot line <br />rearrangement would flip the front to Navarre Lane. This would improve the current home’s <br />nonconformity. With the proposed lot configuration, the existing home would have a conforming corner <br />side yard, but would not conform to the 30-foot required setback for the front yard. The existing home is <br />26.9 feet from the front property line and thus requires a variance. <br /> <br />Governing Regulation: Variance (Section 78-123) <br />In reviewing applications for variance, the Planning Commission shall consider the effect of the proposed <br />variance upon the health, safety and welfare of the community, existing and anticipated traffic conditions, <br />11
