Briefly, the applicant proposes to replace portions of an existing deck and brick patio with a larger deck, partially in the 0-75* setback zone. Additionally requested is a wetland .jetback variance to construct safe walkways around the existing pool and a stairway leading to the ground floor level. Portions of the proposed walkway extensions and stairway will be 16* from the wetland. The existing deck, patio and hardcover walkways in the 0-75* zone were constructed by a previous owner absent any permits or approvals. The deck is in disrepair. Applicant proposes to increase the amount of deck in the 0-75’ zone while decreasing the •'mount of brick patio and removing all plastic-lined landscaped beds. Pre-existing 0-75* hardcover is 14,2% including the plastic-lined landscape beds; or 7.3% if the beds are excluded from the existing hardcover calculation. Applicant proposes a reduction to 6.5%. In the 75-250* zone, hardcover is below the 25% limit. Pliuming Coamd-ssion Recoamendation The Planning Commission reviewed this application at their September 16 meeting and recommended on a vote of 5 to 0 to approve the request as submitted.
