TO 7:15 P.M. <br />The Affidavit of Publication and Certificate oc .-lai-ing we.e <br />duly noted. <br />Ms. Kelly, Mr. Bill Clark. Realtor, and .Mr. Bob Smitn, <br />Surveyor, were present. <br />Zoning Administrator Mabusth noted that Planning Commis.sion <br />had previously reviewed an application this property, <br />said, “The same issues exist in this application, except that <br />the subdivision involves a riparian lot and an average lakes.ore <br />setback line must now be considered. The drainageway will now^ e <br />realigned along the shared lot line. The City is asking tnat tne <br />drainage ditch within tne 0-75* setoack area re.main as is, ratne. <br />than being adjusted. Major excavation wou.a we recui.ed^ wO <br />relocat’*: the drainageway and we would prefer tnat not ocwur. <br />City Staff is asking the applicant to confirm that everything o <br />the^ west of the drainageway is a dry, contiguous builcing <br />envelope. The applicant has maintained 100' wictn at t.he .5 <br />setback line and to the rear of the front yard setback line. <br />Bellows asked what criteria is used by the LMCO for doc.t <br />approval. <br />Mabusth replied. "The LMCD uses lineal footage per slip. <br />Lot 2 will have approximately 75 to 35 lineal feet <br />Based on LMCD standards, : boat slip would orobably b <br />allowed.“ <br />Bellows said, "The shoreline area for Lot 2 appears more <br />like a marsh. I am concerned about creating and selling that iot <br />as a lakeshore lot. The property owner may request an extended <br />walkway to access the dock." <br />Mabusth replied. "During the dry spell, there was very <br />little riparian use of properties on Casco Cove. There was a <br />major dredging project approved for Casco Cove." <br />- 1 -
