Zoning File #1677 <br />September 10, 1991 <br />Page 2 of 2 <br />Description of Request <br />Applicant proposes replacement cf an existing grade level <br />workshop along the south side of the residence. The existing <br />single story stru^-ture will be replaced with a two story <br />structure consisting of a grade level workshop and 3~season porch <br />at first level. Review Exhibits F and G. The proposed addition <br />to the south side of the existing residence will be located 41' <br />from the unimproved street right-of-way of Keene Avenue (60* <br />width). The existing attached garage is located ,3' from the <br />street lot line adjacent to Keene Avenue. <br />The secondary structure identified as an existin'* house on <br />the survey of 1961 is no longer used as a residence structure but <br />serves as an accessory storage structure. Mr. Dettloff advises <br />that all rental use ceased many yea;.*s ago. <br />Review of Hardships <br />Please review Exhibit A-1, applicant's addendum. <br />Dettloff notes that following hardships; <br />Mr. <br />1.Recent rains caused serious structural collapse of <br />block walls within shed addition. General structural <br />condition of the shop addition requires major <br />structural repair/replacement. <br />2.Location of house on property prevents addition from <br />meeting 50' street setback. <br />The existing footprint of 10' x 32' will remain the <br />same with the proposed addition. <br />4.Keene Avenue was platted at a 60' width serving one <br />additional residence and is neither maintained by the <br />City nor planned for a major upgrade/. <br />Additional CoBBonts and Planning Reconnendatlon <br />September 18, 1991 <br />The Planning Commission unanimously voted approval of the <br />variance application as proposed finding the hardships cited by <br />applicant to be acceptable. In addition it was noted that <br />although there is an excessive amount of lot coverage over the <br />allowed 15%, lot coverage at 21.8% would be maintained with the <br />replacement addition. <br />The enclosed resolution has been drafted per the approval <br />recommendation of the Planning Commission. <br />Isv
