The proposed deck with <br />gaps between the deckboard is readily permeable to <br />surface water and the applicants request that the <br />Planning Commission so interpret the proposed deck. This <br />results in a total hardcover reduction of 84 feet which <br />brings the proposal, including a credit for the drainage <br />system, down to 24.6%, making a formal variance <br />unnecessary. If credit is not given for the drainage <br />system, the hardcover percentage comes down to 29.7%. <br />In summary, hardcover in the o to 75 foot zone is being reduced by <br />50% from the pre-1975 levels, and hardcover in the remainder of the <br />property is being reduced by 2.7%.
