*to CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> 1 � No.7488 <br /> 4Es 0- <br /> -Rural Residential District (2.0 acres) and LR-1A Single Family Lakeshore Residential <br /> District(2.0). <br /> 4. The proposed plat would create one new buildable lot. Lot 1, Block 2 is 21.62 acres in <br /> area and 370 feet at the OHWL. Lot 1,Block 1 is 15 acres in area and a width of 890 feet. <br /> Lot 2.Block 1 is 14.48 acres in area and a width of 660 feet. The three newly created lots <br /> are conforming to their zoning districts as it relates to area and lot width. <br /> 5. The Property to the south of Bayside Road lies within 1,000' of Lake Minnetonka requiring <br /> conformance with the hardcover regulations of the Stormwater Quality Overlay District. <br /> The entire Property is within Hardcover Tier 1 allowing 25% impervious surface. The <br /> Properties to the north of Bayside Road are exempt from hardcover regulations. <br /> 6. No additional variances have been requested. The development of the vacant lots will be <br /> required to meet all zoning standards. <br /> CONCLUSIONS,ORDER AND CONDITIONS <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br /> findings noted above,the City Council of the City of Orono hereby grants Preliminary Plat Approval <br /> for a 3-lot subdivision per the Preliminary Plat survey/drawing by Mark S.Gronberg of Gronberg& <br /> Associates, Inc. dated June 28, 2024 and attached hereto as Exhibit B, subject to the following <br /> conditions: <br /> 1) Lot Standards. Any proposed improvements must meet all setbacks requirements of the <br /> Zoning Code. <br /> 2) Septic and Private Well. The Properties are not located within the Metropolitan Urban <br /> Service Area (MUSA) and therefore will be served by private septic systems. The properties <br /> will also be served by individual private water supply wells. <br /> 3) Stormwater and Drainage Improvements. Final plat approval is subject to Minnehaha <br /> Creek Watershed District(MCWD)approval and permits as required.Final plat approval shall <br /> not be granted until the Developer has provided evidence that all required MCWD permits <br /> have been obtained. Upon building permit issuance, the property owner will be required to <br /> comply with individual lot stormwater and erosion control management practices. <br /> 4) Drainage and Utility Easements. On the final plat, Drainage and Utility Easements shall be <br /> dedicated to the public 10'along all exterior property lines,and 5'either side of interior property <br /> lines, except such easements shall be increased to accommodate drainage where required, <br />
